All actions performed in an attempt to retain an item in a specified condition by providing systematic inspection, detection, and prevention of incipient failures. Preventive maintenance provides a means to avoid unwanted downtime or equipment failures.

5 Reasons Why You Need to Be Using Procedure Based Maintenance

Using Procedure Based Maintenance to Improve the Performance of Your Operation

Imagine an operation in which there are no lost time accidents, OEE is increasing and there is a plan to address the skills shortage. These sites do exist and chances are they using procedure based maintenance. Procedure Based Maintenance is simply having all maintenance activities documented in a procedure. These procedures are then followed step by step when conducting breakdown, corrective and preventative maintenance. [Read more…]

The Dangers of RCM Shortcuts!

The Dangers of RCM Shortcuts!

When people first begin to learn about Reliability Centered Maintenance and methodologies like RCM Blitz, they get excited about the potential results that can come from performing a RCM analysis and implementing the resulting tasks. Shortly after completing their RCM Training some begin to understand that good RCM takes leadership, structure and discipline, others begin to think of ways to shortcut the process. [Read more…]

Preventative Maintenance Stops Breakdowns

Preventative Maintenance Stops Breakdowns

Preventative maintenance stops breakdowns. Preventative Maintenance requires people to regularly walk around looking, feeling, listening, smelling (sometimes even tasting) and thinking about their equipment’s operating condition. The three foundations of classical Preventative Maintenance are regular lubrication checks, drive train monitoring and equipment mounting inspections.

Keywords: work order, inspection, watchkeeping, CMMS, computerised maintenance management system. [Read more…]

4 Simple Steps to Improving Profitability through Smart PMs

How did the PM routines come to be in your business? PM routines are often the result of a failure and the maintenance department being told to implement a PM to prevent it from happening again. The PM is hastily put in place without much detail or thought. Fast forward a little ways in time and soon you have a monster of PM program, in which you struggle to execute on time. Overtime increases to complete all of the PMs, yet the performance of the operation does not improve. [Read more…]

Little Compromises and Future Costs

In a recent Seth Godin blog, Counting beans he talks about the eventual costs of little compromises. The immediate benefit may be celebration worthy, yet

But overlooked are the unknown costs over time, the erosion in brand, the loss in quality, the subtraction from something that took years to add up.

This certainly applies to reliability as well. Deferring maintenance just one more month, addressing one more software bug can be done after shipping, and similar small shifts erode reliability of your system. [Read more…]

The Top 5 Signs of a Reliable Plant

The Top 5 Signs of a Reliable Plant

Having visited hundreds of manufacturing plants in the last 15 years, someone recently asked me if there were any traits the most reliable plants all had in common.

I have listed below the top 5 signs of a reliable plant.

Sign 1 – The plant is clean!

The plants that are top performers are clean all of the time, clutter is unacceptable, and the tasks required to keep the plant clean are routine business. [Read more…]

Preventive Maintenance “PM” Programs – Part 1 – The Basics

Preventive Maintenance “PM” Programs – Part 1 – The Basics

Do you replace your car headlights at regular intervals of six months? Do you wait to replace your tires until they wear through? Do you check your car engine oil with some sort of oil analysis before replacing it? Each component and system in your car has a function that is prone to failure. Each of those has consequences – some with little importance and others with great importance. [Read more…]

Preventive Maintenance Goals and Activities

Preventive Maintenance Goals and Activities

Preventive Maintenance or PM is a set of inspections and tasks that help prevent equipment from failing. Keeping equipment operating improves plant capacity and throughput. Avoiding unwanted downtime helps the plant avoid unnecessary expenses and lost productivity.

Checking the oil level in your car’s engine and adding more as needed, along with regular oil changes are examples of PMs. [Read more…]

Optimizing Maintenance

Optimizing Maintenance

One of the considerations when planning maintenance is the timing of the replacement of parts of the system. In some cases it makes sense to wait for the item to fail, sometimes, it makes sense to place it on an interval or set an amount of operating time, and yet in others, we can measure indicators that a replacement is necessary.

In order to make these decisions, we need data.

According to O’Connor and Kleyner (Practical Reliability Engineering, 5th Ed.), we need specific information for each part. The following list outlines the recommended information. [Read more…]
